A property valuation provides you with the market value of a house or flat. The market value is how much a buyer is willing to pay or the amount a seller is willing to accept in the sale of a property. It serves as an essential guide for making informed decisions in buying, selling, or refinancing.
The Process
A RICS Registered Valuer inspects the property to assess its condition, size, and layout. This is followed by a market analysis of similar recently sold properties in the area, with adjustments made for any differences. Based on this, a valuation figure is determined and presented in a professional report.

							Help To Buy

			If you are selling, remortgaging, or simply paying of the Government's Help to Buy loan, a Valuation Report by a RICS Registered Valuer is necessary. Reports are prepared taking in account Target HCA’s requirements.

			Like Help to Buy, if you are selling or buying more shares in a Shared Ownership property, a Valuation Report by a RICS Registered Valuer is necessary. Report are prepared taking in account the third party (usually a Housing Associations) requirements.*

			Where Capital Gains Tax is payable, usually following sale or gifting of a chargeable asset, a Valuation Report would be required for a given date. This would be used by your Accountant to calculate tax due to the HMRC.
